FEES SCHEDULE FOR FULL MANAGEMENT:
1. PRE-LETTING:
preparing your property for renting out to best suit your investment strategy (this can involve anything from development advice through the furnishing to issuing a CP12, EICR and EPC)
2. TENANT FINDING:
marketing your property to target the most suitable tenants,
arranging viewings,
carying out the credit checks, right to rent checks and referencing for the applicants
3. TENANCY, RENT COLLECTION AND FULL PROPERTY MANAGEMENT:
drawing up a tenancy agreement,
arranging for the deposit to be kept with TDSL
preparing the inventory and statement of condition for contents, fixtures and fittings,
carrying out check-ins,
collecting rent and preparing monthly statements, the rent charged is calculated pro rata,
carrying out regular management visits and inspections and issuing the report after each visit,
providing prompt repair and maintenance service by accredited tradesmen,
check-out inspections and reporting,
managing end of tenancy refurbishment works,
keys management
